- After viewing and being satisfied with the unit you must complete an application and pay a
$60.00 non-refundable application fee which is required for each applicant.
(if you apply without viewing the application fee is non-refundable)
NOTE: Any person over age 18 is required to fill out an application and
pay a non-refundable application fee.
Approval will be determined based on the following:
- Monthly income must be 3 times the monthly rent (net income, after reductions).
- Rental history- Applicants must have established 12 months of verified landlord history with no more than 2 late payments or 24 months of verified landlord history evidencing no more than 4 late payments. For homeowners of two years or more, positive mortgage payment history must be provided evidencing no more than 3 late payments per year. Credit scores must be at least 580 and above.
- No Rental History- you must have a minimum 600 credit score.
- Foreclosures- If real property owned by the applicant has been subject to a foreclosure within 2 years prior, the rental application will be automatically denied. If over 2 years, a good rental history is required.
- No Temporary Employment.
- Bankruptcies- Chapter 7 & 13 (1 years after discharge date required).
- Evictions- A Rental Application will be denied if an eviction is recorded as filed or enforced against an applicant within the last 5 years. All debts owed to previous or current landlords must be paid in full. Any outstanding debt or judgements owed to previous or current landlords may result in an automatic denial of the application.
- Applicants cannot have active leases with current landlords, applicants must show lease has been satisfied with no financial responsibilities.
- Repossession- If personal property owned by the applicant has been subject to one or more late payments or repossession for more than 3 years prior to the application and no balance is owed in connection with the repossession, otherwise satisfactory rental applications maybe approved, but only if the applicant provides a guarantor.
- If your application contains falsified information, it will be automatically denied.
- If you have any outstanding utilities in collections (water, power or gas) you will need to provide receipt showing it is paid in full before approval.
